EXCLUSIVE BUYERS AGENCY

Exclusive Buyer's Agency only occurs when the employing broker does NOT take listings or represent sellers. Sedona Buyers Agency represents buyers 100% of the time.

Exclusive Buyer's Agency offers buyers the advantage of unbiased market knowledge and expertise with only the buyer's best interest as our primary goal, with 100% loyalty.

Exclusive Buyer's Agents are most often paid from the listing brokers commission, so there is usually no additional charge for buyers to have their own exclusive representation. The exception would be representing a buyer for an unlisted property, where lower price negotiations with a seller are often times more successful if commission is paid by the buyer.

Many real estate agents call themselves "Accredited Buyer's Agents" or "Buyer Specialists," but if their broker or teams take listings - which they all do - these agents will be offering "Dual Agency" on any in-house listings, where the attempt is to represent both buyer and seller.

Some real estate agents may even push buyers toward their office listings for a higher commission, since many brokers offer a bonus to their agents selling in-house listings.

You may wonder if a dual agency broker, who is being paid by the seller, will really negotiate the best deal for a buyer.
